First choose the plot as you wish and go to the registration office. You have to pay the registration fee to the government. It is the amount given to register the property in your name You need to submit the required documents as required by the registration office.
Stamp must be there on the documents and for that again you have to pay some amount. The stamp is for showing your documents as original. Stamp duty is 4% of the value of the land. In some states, there is discount for women and senior citizens. And the stamp duty also depends upon whether new property or old and varies for commercial and residential purpose.
Documents you need to submit:
1. sale deed in existing sellers name
2. Receipt of latest tax payment
3. Encumbrance Certificate
4. Agreement of sale
5. All title documents of the landowner
6. All registered previous agreement copies (in case of resale property)
7. Power of attorneys if any
OTHER requirements- Two passport size photographs, ID proof of the buyer, seller and the two witnesses
PAN cards and Certified exact copies of Certificate of Incorporation of the seller, a buyer, Copy of the latest property register card.
Process may take 5-7 days. And last process is singing of the documents by the buyer, seller and two witness.
